We talk about contingencies, earnest money, appraisal gaps, seller closing cost and more! Do everything you can to make your offer stand out among the many that will be submitted.

We've used this strategies to get buyers under contract on the home they want in the toughest of seller markets. If homes you're interested in keep getting 50+ offers, and you just don't know how to stand out, THIS IS HOW YOU GET YOUR OFFER ACCEPTED.
Here are 19 proven ways to get your offer accepted (please keep in mind that some of these increase a buyer's risk in the transaction, so use them carefully, under the direction of professional advice):
Attractive & Strong, not Highest & Best

How often should carpets be cleaned? Are all carpet cleaners the same? What makes one carpet cleaner better than another? How do you get a carpet allowance without committing fraud?
Get your carpets professionally steam cleaned once per year. Don't over soap your carpets unless you really like those black marks, and vacuum twice per week to keep soil out of the roots of the carpet fiber.

0:43 - Home insurance, AKA "Hazard Insurance". Why do lenders care about home insurance? Is it different than a homeowner?
1:21 - What is "the right coverage"? What's wrong with having only basic coverage? It's cheap, isn't that awesome! Most common losses in insurance.
2:05 - What's covered, and what ain't? How endorsements work. There are things that are NOT covered, but endorsements cover you.
2:52 - What's boilerplate (basic) coverage? The 17 named perils.
3:13 - Lenders don't care about possessions. Lenders care about being able protect the property enough to recover losses if they have to foreclose. Lenders care about enough insurance to cover the loan.
4:18 - "Inflation Guard" makes sure you continue to carry enough insurance on your house...even as it appreciates in value. So yes, when you're home insurance goes up, that's a good thing!

6:11 - It wasn't a standard purchase contract, it was a builder's contract. They're a little more complex. (6-pg Utah purchase contract vs 42+pg builder contract!)
6:53 - The fence. It's a big fence, and the builder didn't want to put the fence in. What happened? With kiddos on the autism spectrum, we needed a fence.

9:39 - This WASN'T a dance studio when you moved in. How did you see this as a dance studio? The entourage helped to see the space in a different way. Don't look at it they way everybody else looks at it. Have some creativity! And it generates supplemental income.

Why do prices keep going up? Well, it's supply and demand. There's a low supply, and there's a high demand, with a huge housing gap! That's great news for sellers who watch their homes appreciate as much as 20% per year! But that creates some challenges for buyers who's buying power seems to be diminishing every week.
